The Lander Group plans to redevelop more area near the 38th Street light-rail station in south Minneapolis.

According to documents filed with city planners, it is planning a three-building, mixed-use project. The largest would be five stories with 133 residential units, 15,500 square feet of commercial space and nearly 180 parking stalls. A second building would be two stories and would offer about 10,000 square feet of office and retail space closest to the station. The third building would be south of E. 38th Street and would have 31 residential units and about 2,500 square feet of commercial space with parking.

The property, located off Hiawatha Avenue, currently consists of the light-rail station and bus turnaround, along with six houses that Lander has already purchased and plans to tear down. The Cardinal Restaurant and Bar that is also on the corner will remain. In addition to the buildings, the plan calls for station plazas with public art and a new public street that wraps around the development and allows for the current bus turnaround to be rerouted.

The plan would require several different city approvals including for zoning changes and a conditional-use permit. A few blocks away, Lander has started construction on another mixed-use building, dubbed 3828.

Industrious to add co-working space to T3 building in North Loop

Industrious will open its second Minneapolis co-working space this fall in the recently completed T3 building in the North Loop.

The New York-based company will take a full floor of 34,000 square feet of space in the mass timber building located at 323 Washington Av. N. There will be enough space for 114 private offices for companies as well as private spaces for larger teams of up to 100 people, conference rooms and kitchens. Members will pay a monthly fee starting at $450. "Since the day we opened our first Minneapolis location downtown, we've loved this city," said Justin Stewart, president and co-founder of Industrious.

In 2015, Industrious opened its first location in the Twin Cities at RBC Plaza. At T3, Industrious will be joining Amazon.com, health-technology firm Zipnosis, new restaurant Dalton & Wade Whiskey Common and fitness facility Bar Method Minneapolis.
